Our Investment Banking Group is dedicated to providing both property-level and entity-level financing products and advisory services. These products and services include loans (conventional, bridge, construction, and permanent), financings (structured equity, off-balance-sheet and largeleases), and strategic investment and financing advisory services. Working closely with our clients, we provide a custom-tailored approach to ensure that every financing solution fully meets client goals and objectives. Our bespoke recommendations can be executed anytime, anywhere, through Cushman & Wakefields approximately 200 offices in nearly 60 countries. In 2005, we advised on and executed assignments valued at more than $6 billion. Our clients include developers and institutional investors as well as corporations (both public and private) that own and/or occupy real estate, and nonprofit organizations. Superior client results are delivered through the unique skills and backgrounds of our professionals. Senior team members average more than 20 years of industry knowledge. Their backgrounds include extensive experience in capital markets, real-estate investment and development, corporate finance, tax, and accounting. To maximize client service, our Investment Banking solutions are provided through two specialized teams.

Origination
The Origination team formulates innovative techniques for controlling and financing real estate to help clients achieve specific objectives. For corporations, we focus on operational issues, accounting, and tax impact. For institutional and entrepreneurial owners, we focus on executions that maximize leverage, minimize tax liability, and/or enhance existing equity positions. The team applies its wide base of prior transactional experience and real-time knowledge of both capital and local real estate market conditions in developing and executing a tailored transactional solution.

Placement
The Placement team directs the successful execution of client transactions. Its efforts include presenting detailed analysis to potential investors and presenting the clients financing opportunity in the best possible manner to achieve the optimal response from capital providers. The team cultivates and maintains relationships with more than 1,500 capital sources, including the most aggressive capital providers in the industry. These foreign and domestic institutional and private sources include insurance companies, mortgage conduits, banks, finance companies, REITs, pension funds, and private debt and equity investors. The team represents the clients interests throughout, orchestrating a carefully controlled auction process and managing negotiations with capital sources. The team provides sophisticated and seasoned advocacy, continuity, and careful attention to detail, ensuring the best transaction result.

Alternative Investment/ Funding Sources


The Capital Markets Group, through expansion of its fund management business, now offers specialized real-estate-related investing and funding vehicles. Cushman & Wakefield Investment Management, Inc. advises a separate account in the purchase of real estate leased to unrated or non-investment-grade companies. New York Credit Advisors is the mortgage fund created by a partnership between Cushman & Wakefield, a major U.S. life insurance company, and a major European bank. It competes in the debt markets as a provider of first mortgage and mezzanine loans. The Investment Banking Group coordinates access to these services for its clients.

The Capital Markets Group provides advice, execution, and investment management services to clients engaged in buying, selling, investing in, financing, or building real estate.These services typically are provided to private and institutional owners and investors, as well as to corporate owners and occupiers. The Group advises clients on how to maximize their real estate holdings. It assists clients in determining and extracting that value through application of sophisticated financial strategies and funding mechanisms.The Groups efforts include, but are not limited to, investment sales and purchases, appraisals, joint ventures, sale-leasebacks, traditional mortgages, private placements, securities underwriting, mezzanine financing, and loan syndication. These services are offered through three main areas: Advisory Services (Analytics and Valuation), Agency Executions (Investment Sales and Investment Banking/Corporate Finance), and Investment Management.
