Noble Profession Utmost fidelity, sincerity, respect for colleagues in the profession & honesty shall be observed at all times Adequate knowledge, competence and expertise in real estate devt & mgmt shall be maintained Spirit of camaraderie, cooperation and professional relationship by respecting the rights of other practitioners shall be promoted High level of professional respect with colleagues shall be maintained Golden rule shall be observed

Relation to Govt
Shall
Secure all necessary licenses Pay any and all taxes Help, assist and cooperate with PRBRes Indicate the certificate of registration, professional ID, PTC, APO on documents signed and uses

Shall not
encourage in the evasion or illegal reduction in payment of taxes, fees, dues, levies offer rebate of any commission, fee or consideration with unlicensed practitioner

Relation to Public
Shall
Imbued with social conscience Ensure the highest and best use of the land Keep himself well informed as to any movement affecting real estate Cooperate with govt in protecting the public against deceptive practices of unlicensed practitioners Ascertain all pertinent facts concerning property keep special bank account separate from own funds Present a true picture of the property See to it that agreements are in writing, duly signed & authenticated by notary public

Shall not
be instrumental in introducing to a neighborhood any use which will erode property values be party to naming a false consideration in a deed engage in activities that constitute the practice of law

Relation to Client
Shall
Pledge himself to protect and promote the interest of his client w/o sacrificing interest of other party in transaction Endeavor to be well informed of current legislation, policies and programs of govt Charge and collect commission as are fair and reasonable Present all written offers on a specific property to the owner for decision Endeavor his client to conclude a fair contract Assist his client in acquiring possession & ownership in accordance w/ agreed terms & conditions Give his testimonies as witness in court in most unbiased manner

Shall not
Accept any commission except fr client unless with knowledge and consent of all parties in transaction Introduce or work for an overprice fr either buyer or seller Advertise any property w/o authority (Appraiser) Render an opinion w/o careful and thorough analysis and interpretation of all factors affecting the value of property (Appraiser) Undertake an appraisal or render an opinion that is outside the field of his experience and competence

Relation to Fellow Practitioners


Shall
Respect the agency of another broker until it has expired Cooperate w/ other brokers on property listed and share commission on agreed basis Willingly share with them lessons of his experience or study Conduct his business properly to avoid controversy w/ fellow practitioners

Shall not
Solicit a listing w/c is currently listed exclusively w/ another broker Place signs on a property without authority fr owner Use info fr a listing broker (through offers to cooperate) for purpose of creating a referral prospect fr a third broker Solicit or use services of employee or salesman of another practitioner w/o knowledge of employer Criticize publicly a competitor nor volunteer an opinion of a competitors transaction Seek no unfair advantage over fellow practitioner

Relation to Organization
Shall
Abide by constitution and by-laws Support his organization morally and financially Exhaust all administrative remedies under existing laws, rules and regulations before taking judicial or quasi judicial action

Shall not
subject election as officer to any form electioneering or any act w/c will interfere with the free and wise choice of officers
