We are a short term bridging finance company, our deals are on average R 150 000 but range from

R 2 000 to R 1,200 000 We typically bridge property related transaction for periods normally under 90 days We grant short term advances on second bonds, sale proceeds and estate agent commissions We also grant advances on rates and taxes as well as assist with developers in equity transactions Our rates (Returns) are generally 3.5 to 4% per month and our book is sitting close to 30million rand

We build relationships with attorney firms and then allow them to generate solutions for their cash trapped clients, this means most if not all our clients are long term repeat clients We are able to make decisions and pay out most transactions in a matter of hours

We have raised our debtors book to close on 10 million rand

We have earned close on 4% per month on total capital

We have started to formalise our business in the legal entity, and become more focused on raising further funding

Aim: To raise another 20 to 50 million rand to supply the current demand in the bridging business To generate the best returns possible on the capital raised ( currently running at 4% per month) To double the attorney base that use our capital for bridging their clients

Separate accounts and company

Place an investment with us and we We set up a company separate to ours set up a loan agreement and set up a management agreement We pay you a fixed return every month We then set up a 50/50 profit share whether your funds are used or not agreement Suggested rate 12% per annum We also accept the risk 50/50

We assume all risk for any bad debts, Every month we bill you for our portion and in the last two years we have had of the profit share (less any losses or a knock of 40 K capital direct costs)
This return will give you a hassle free More involvement with a slightly higher 12%per year paid out quarterly or as return possible otherwise agreed upon
