Introduction

this project is to build the bookstore, restaurant and coffee


shop in a purchased building in Rathdowne street Carlton.
This project will result in the development of new place for
students living in the nearby area so that they can enjoy
reading a book while at the same time they can relax by
drinking a coffee.

PROJECT DESCRIPTION

LP Building Company has signed a contract with IAC Pty.ltd in


constructing a bookstore and restaurant coffee shop.

This project will build a bookstore, reading-coffee space, wine


bar and restaurant kitchen in a building in Rathdown Carlton in
which this area is known to be surrounding by a large community
that loves books, food and coffee.

This project will utilize all the best resources, technology and
experience of the company in order to deliver the successful
project.

This project together with other projects of the company will


deliver the massive profits to the company in the future.

The duration for constructing this project is estimated to be 7


months and the cost for the construction is $ 800000 Aus. All
the written contract has been signed and approved by both party.

Project Objectives and Success Criteria

The objectives which commonly strengthen the milestones


and deliverables for this project have been distinguished. In
order to achieve success on the project, the project must
be achieved in the given constrain of time and budget as
following:
All the equipment installation and the shop decoration must
be completed in 7 months with the total cost of $ 800000
Aus and can open to the customers in the same period.

Project Constraint

The construction company has to build


Bookstore (150 m2 ),
Reading- coffee space (100 m2),
Wine bar (50 m2) and Restaurant kitchen (150 m2)
the total usable area of 450 m2 within the cost, schedule
and quality.

Project Risk assessment

The basis of the risk assessment is conducted in accordance


with ISO 31010, ISO 31000 and companion document HB
436.
