COMMENT 1 VALIDATE CONSIDERATIONS
ON STEEL FRAME CONSTRUCTION

Considerations
High risk of precluding good local
contractors
Potential lack of competitive and compliant
bids
Increased floor depth knock on costs
Acoustics and Fire protection
Construction programme issues in-situ
intumesant protection
Cost
Comparison on typical residential floor
plate
Price circa SAR 2,500-2,700/m2
Previous options priced at SAR 890
1,010/m2
COMMENT 2 STUDY TWO-WAY PT SLAB
OPTION
Considerations
Balance grid spacing with appropriate
application
Considered extensively for Car park
structures
Main hospital curved floor plate with
extensive MEP demands
Considered 2-way PT option for residential
building for further cost comparison

Cost
Risk of precluding good local contractors
Option priced at SAR 930-980/m2
Recommendation to use flat slab with drop
panels (SAR 920960/m2)
Greater savings in other disciplines with
flexibility for step downs and future changes
COMMENT 3 STUDY PRECAST
COLUMN/BEAM OPTION
Considerations
Elevated concerns on local pre-casting
capability
Elevated concerns on quality and
experience of local supply chain for similar
complexity and building size
HC building geometry and service
integration requirements do not suit precast
option
For ease of detailing potential increase in
beam depths = increased floor-to-floor
heights
Cost
Risk of precluding good local contractors
Option priced at SAR 850-900/m2
Knock-on costs need to be considered for
full appraisal

Geotechnical Progress
Many short comings in
current site investigation
Maximum depth of boreholes limited to 30m

Minimum borehole depth = building footprint width = 60m

Based on latest masterplan high rise buildings without

any boreholes

Borehole findings were inconsistent across site

indications of loose soil layer up to 9.5m deep
indications of localised rockhead depression
risk of foundation being partially placed on soil

Additional in-situ field testing required soil resistivity,

percolation, down-hole seismic test etc.

Additional information is required immediately to allow

progression of design

Very difficult to make accurate design

assumptions without required information
Geotechnical Progress
Additional information is
required to enable accurate
design

New site investigation scope and

specification prepared by AECOM

Max Borehole depth = 60m

Using latest master plan boreholes located at

high rise buildings

Geophysical survey scope outlined in detail

Interpretation of the factual to be

completed by AECOM

Results of this survey are

required to ensure smooth continuation
of design
