SALIENT FEATURES
The Haryana government recently announced Deen Dayal Jan Awas Yojana' with an aim to put a check on the
development of unauthorized colonies and simultaneously achieve the target of 'housing for all-2022'. Under the
scheme the government plans to tie up with private real estate firms to develop high density plotted colonies
with a view come up with 100,000 low cost housing units across medium low potential zones in the state of
Haryana

Land Structure: All potential colonies under the scheme are proposed to be developed
over 5 to 15 acres of land with a total salable area permissible to the extent of 65 per
cent of the licensed area. Further, projects under this policy are proposed be developed
on a maximum plot size of 150 sq. m. with an FAR of 2.0.

Safeguarding Buyers: In order to protect the interest of the allottees, the policy
proposes to freeze 50% area of the residential plots with the government for which the
allotments are to be allowed only after completion of internal development works of
the colony

Financial Incentives: To encourage private colonizers, the scheme proposes to


substantially reduce licence fee and external development charges, while offering a
complete waiver for the conversion and infrastructure development charges

Construction Assurance: All projects are required to be completed within 7 years


from the date of approval of license

Others: In order to take care of the requirement of open space in the colony, the
colonizer shall have to provide minimum 7.5 per cent of area under organized open
space. Further, farmers will also be allowed to develop housing units on their own lands
