BIM

The Building Information Model is reforming the delivery of


construction projects, adding some of the features on it, as per
requirement of construction management to deliver, efficient,
accommodating to established quality standard, compliant to
the time frame, and satisfaction to the stakeholders of the
project. Therefore there is no doubt about that BIM is
revolutionizing the delivery of construction projects.

The 3D model will visualize every parameter

The structural elements can be analyzed when model is developed onto


the design stage, designed element’s data will save on the same location.
It make sense because any moment of time, at any location, accessible
and do necessary changes if required, as a model which make the gain to
reduce cost rather than analysis elements separately as per traditional
method

The component can be defined as it required in the relevant location
uploading specifications, embedding material supplier-venders
information, options, time of delivery, when it be expected, labor
requirements, cost management, user-friendly environment due to
data in the cloud, easy access, every location, whenever need.

The element can be updated/ modified whenever required due to 3D
visualization with comments on the component because of high-speed
data process, and it will automatically create change request, after
comments from the change control board will do necessary changes to
the elements, or it will reject with relevant comments on the location.
History of the changes can be visualized easily without referring paper
file as traditional, and it can be used as the final document when going
to final account and closing project.

It will save 20-30% of the time for the plan and be viewing dwgs with
AutoCAD, and time for redrawing with mistakes correction when
changes occur.

3D model can be used for estimation of each element of the model and
can save analysis in the model itself, and when required data analyses
sheet which can abstracted the single click on the component, it can be
visualized or get in the paper without time consuming. Therefore the
estimate/ the bill of quantities can be generated by works packages, and
they make more natural negotiation process with subcontractors and
suppliers. Due to a more natural method of procurement and supply of
manufactured elements and details will improve substantially.

It will save time for wasting for disputes about volumes of works
done during works acceptance phase.

In addition to above, as data which will include in the construction


stage such as, method statements, Quality Control document, site
instruction, acceptance – works acceptance report in phase stages,
cost reports etc., could pay more attention and it will allow discussing
how to improve the quality method of work in the future project.

Keep Constructability top-of-mind
Capture Existing conditions- Beginning from the 2D plan, and
developing up to 5D model of the project’s real environment with
AEC collection can be generated on a large scale, original data in
shared space.

Move from concepts to detailed design- with the help of captured


data in the 3D model, and simple design can be developed on the
given space and save the data as it is necessary. As a dynamic model
analysis which can be reduced cost of the project and save money for
the client and contractor without the workaround.

Improve interdisciplinary coordination- Having developed,


centralized shared 3D visualized model; owners, designers, and

Therefore, the constructability and costs will be impacted on the
trade-offs.

The practice through the shared model will be engaged and monitored by
the owner, and it benefits the contractor to make operation on the project
efficiently, and meanwhile, the contractor can use the model to create a
cognizant bid while minimizing cost surprises.

The construction sequencing can help team members to discuss and walk
through various approaches to design construction with more efficient
coordination that the compromises can be worked out before any activity
starts.

The tools in the AEC enable efficiencies that traditional technologies and
processes cannot match.
This environment will improve planning and project outcome will be
optimal, with a better understanding of quantities across the entire project,

costs. Ultimately, a model-based approached helps merely make it easier
for client/contractor to achieve cost savings throughout the full life of an
asset.

An efficient system of the BIM model will benefit contractor/customer
to save time and money, enabling the industry and its
clients/contractors to move from inefficient, paper-based processes
with split project team towards the unified flow of structural data
between collaborators who are incentivized to deliver whole life value
of the project.

Even though it is achieved most advanced technology to deliver the
construction model helping the contractors to achieve project goals given
the time frame and budget constraints, the Building Information Model

Introduction

As Mr. Gamini explained, Increasing of effectiveness,


efficiency , productivity as well as decreasing project cost
and delivery time are some of the most important aspects
that construction industry can achieve through the
Common Data Environment (CDE).

However, construction industry is slowly adopting and


utilizing new technology and still resisting to implement
CDE due to various reasons.

What is CDE

 CDE is not a simple application of software and technique


and it is a online place for collecting, managing and
sharing information amongst a members or team working on
a project (PAS 1192-2:2013 ).
 The contents of the CDE are not limited to assets created in
a 'BIM environment' and it will therefore include
documentation, graphical model and non-graphical assets

(1) Implementation Barriers
Lets take a real world example,
The development of St.Helens and Knowsley Hospitals in the North
West of England, £338M worth health care project was awarded to
the UK contractor in 2006. The contractor recognise the importance
of collaborative working and decided to implement of Building
Information Modelling (BIM) by using the Avanti approach as an
enabler for closer collaborative working.
Based on feedback from the team members the contractor & the
consultant were concerned two implementation barriers,
 As the project was already initiated, a change of practice within
the project could be costly and time consuming to implement

 the project existing extranet would need to be redesigned to deliver the
necessary process management requirements and that could lead to rework
where data has already been uploaded

How these barriers were overcome,


 Implemented effective processes such as Common Data Environment
(CDE). A software solution was developed to update the legacy data and to
align layer naming and file naming. The existing data and documentation,
produced prior to the agreement of a common project standard, could be
converted to be compliant with the new naming conventions and avoid the
need for significant rework and ensure the time & cost saving

 with the support of extranet provider, specified the necessary
adaptation to the extranet to ensure that the agreed methods and
procedures could be supported. This has include, Ensures
compliance to agreed standards, Data and document delivery to
aid design managers in the timely delivery of the construction
schedule and Facilitates the design and sign-off processes.

(2) ICT Barriers

 ICT Barriers such as


 interoperability issues, which affect all company sizes as
software vendors struggle to collaborate.
 initial start-up costs, such as hardware, software, training,
and skilled-workers’ especially for the small to medium
scale construction company.
 Cultural barriers also foster a reluctance to fully
implement BIM processes within businesses and the
industry

ICT Barriers

How to overcome,
Evaluating productivity when using BIM as an ICT tool
always link with “correct use”. Its involves improving of
collaborative input of multiple disciplines, common
medium of communication, provided by BIM systems,
staff trained use will achieve the required integrated level.

(3) Resistant to change
 To ensure BIM is used to its full ability, a culture of
implementation must be developed. As a concept, working in
CDE requires the utmost open-mindedness. For instance,
project managers usually spend most of their time on site,
where they have the freedom to work. With BIM, project
managers need to work to tighter guidelines and processes.
Due to this, there has been a natural resistance to change.

Conclusion
 The lack of interoperability will be a major challenge
for the implementation of BIM. The BIM will play an
important role in the development of interoperability in
the AEC industry. The high cost of application, poor
ICT, and lack of skilled personnel are some of the other
barriers that the contractors need to overcome. With
investigation and overcoming of the identified barriers,
BIM will help the AEC industry to develop rapidly.
